Dave Van Horn is known as a real estate notes expert, and the sections of the book on note investing made it as clear as a pretty complicated business can be. If you're curious about note investing, this is a great place to start because the explanations, particularly of what an investor can do with non-performing notes, are straightforward and the examples are helpful. Despite the book's emphasis on note investing, the first half of it goes far beyond what note investing books cover, and this was actually my favorite part of the book. This section covers a lot of ground, including hard money lending, using HELOCs, several sub-strategies for owner financing, lease-option deals, subject-to deals - and basically the main things a real estate investor would want to know about creative ways of getting more deals done and maximizing the value of the deals you're already doing by thinking as much about the financing as you do about the properties. Through it all, Dave laces his personal good, bad and ugly stories, and I liked the way he included actual documents from several of the deals he's done over the years. All in all, this is a quick read, suitable for beginners to advanced investors, and it's the kind of book I'll come back to again when I want a refresher on the strategies Dave explained.

OK, call me jaded, but it seems as if there are way too many books like this out nowadays. The kind that, while marketed as a book that's going to give you some practical nuts-and-bolts information you can put to work right away, serves mainly to plug the author's current venture. And, as agreeable as Dave van Horn seems as a writer, that's what this book seems like to me. Many chapters recount Dave's history as a real estate investor and lessons learned, which is OK as far as it goes. I will say that the book is written fairly well, and there are minimal grammatical gaffes. However, it seems as if the main point of the book is to set up the reader for an introduction to Dave's current business, which allows investors to buy notes from his note funds. Even this limited goal would be a service to readers, except that in order to invest in Dave's note funds, you have to be an accredited investor, a requirement that imposes income/asset tests that most investors don't meet. So ultimately, I can't give this book a very good rating. I gave it two stars instead of one because it does read well and, as I said, the author seems an agreeable type.

Purchased this book to learn about note investing. Had to read through two thirds of the book before reaching to topic of notes. Mr. Van Horn is obviously a highly skilled and experienced real estate investor and entrepreneur. I appreciated all the information and stories he shared. A decent general real estate book but a bit disappointing with regards to note investing. Did not deliver to my expectations.

The author assumes that his readers are already familiar with all the terms involved in real estate investing, and therefore does not provide much in the way of definitions or explanations. For me, as a newcomer to most of the concepts, it was a one-star experience, but I added a star because I'm sure there are those out there who already have sufficient knowledge to get some value from it. This star's for you folks. If you're a beginner, be prepared to do some term searching and outside reading to know what he's talking about in some of his explanations.An example from page 102 under "Lease Options": The author's example is of a two-year lease option that "included a non-refundable option deposit (not the same as a security deposit) for $5,800." So we at least now know that a lease option is not a security deposit, but the text contains no other explanation. The entry in the glossary at the back provides only a little more information than the text.In the next sentence we learn that the author "was receiving top-of-the-market rent for $1,750/month, with a rent credit of $200/month, and a seller assist of 3 percent of the sales price."If anyone is wondering what a "rent credit" or "seller assist" is, like I was, you can just keep on wondering because there is again no explanation in the text. There is a very brief sentence on "seller assist" in the minimally helpful glossary, but no entry for "rent credit."I'm sure a lot of people already know the meaning of these and many other terms the author throws around. For the rest of us it's just too bad. I'm left with the impression that if I knew enough to fully understand the book, I wouldn't need the book.

Dave Van Horn's new book has offered me some serious gems of insight when it comes to my family's finances. It was nice to be able to personalize Dave’s experiences through his high and low points, what he did right and the obstacles he encountered along the way. His strategy about paying for college with a note really struck a chord with me. Being a mother of 5, I wish I read this when my first child went to college. Rest assured, I will be trying this with my other children. Professionally, I am looking forward to expanding my multiple streams of income -- so that someday (after my kids are educated) I can be a lady of leisure!!!! Great read with something for everyone.

Dave does a great job of taking you on a journey of his investment career. He talks about his mistakes and his big wins. I love the "if I could do it over again" that he brings to the journey. Not only that, Dave seems to want to educate inspiring investors about the power of leverage. I took so much from this book that once I listened to it on audible, I also bought a hard copy so I could go back and reference. I've listen to it twice now and I have a plan to re-read ( the chapters I like the most) at least once a year. If you are an inspiring investor, who loves hard real estate, but also loves the idea of playing the bank, this book is for you. If you are a seasoned real estate portfolio holder, and looking to sit back and actually enjoy your years of hard work by re-thinking the structure in which you currently hold your properties then you should defiantly at least have a look at what Dave has to say. I doubt you'll regret it.

Instead, Eritrea has been a venue for colonialism, pillaging, and the exercise of Cold War and Middle East realpolitik, and a pimple on the rump of Ethiopia.Essentially, I DIDN'T DO IT FOR YOU is a history of Eritrea, and because Eritrea has been so closely engaged with its neighbor Ethiopia, also a history of Ethiopia. Ethiopia believes that Eritrea should be part of it, which, of course, would give it access to the Red Sea. By and large, Wrong rebuts Ethiopia's arguments. Yet from 1950 to 1990 Ethiopia exercised varying degrees of control over Eritrea, and from 1962 to 1992 Eritrea fought a bitter, heroic, and ultimately successful War of Independence.That War of Independence -- as well as its aftermath, first tantalizingly promising but now sadly depressing (Eritrea now is essentially a one-party country presided over by Isaias Afwerki, a dictator for all intents and purposes) -- is the central episode of the book. The major secondary ones consist of Eritrea being buffeted about by the Italians, then the British, and later the Americans. In yet another instance I learn how my country's post-World War II foreign policy was shameful and misguided.Admirable in many ways, I DIDN'T DO IT FOR YOU could have been better. It is too hasty and unnecessarily confusing. Seemingly containing everything that Wrong ever reported or researched in a decade of covering Eritrea, the book is too long for the general reader. Moreover, while briskly written, it is riddled with threadbare clichés. (No book should contain more than one "turning a blind eye"; this one contains four or five, as well as a couple instances of "falling on deaf ears".)P.S.: I bought my copy of the book sight unseen from an on-line book dealer. It is boldly signed in the front by Stanley March 3. He apparently followed a practice I too follow whenever possible, as pasted inside the rear cover is a copy of the "New York Times" review of the book. A fantastic book written from the inside of the Eritrean Civil war. The author outlines what was quite possibly the most unique rebellion in African history. She does a masterful job of portraying the initial years of the EPLF and their ability to mobilize the populace and utilize the safe havens available to support their efforts. The contrast between Mengistu's governance and that of the EPLF in the initial years is stark and telling. The sad part of the book is the decline of inclusive governance and ultimate strong man rule by Afwerki. Although the title speaks of "how the world betrayed a small African nation," it might well have been: "How a revolution betrayed itself. It would be a true seminal work if Ms. Wrong did a follow on book or an updated version covering the period from 2005 to the present.I Didn't Do It for You: How the World Betrayed a Small African Nation (P.S.)

As an Eritrean raised in post independence Eritrea, reading this book really gave me an interesting and critical perspective. It gave a view of how Eritrea is seen from outside. I enjoyed reading it, and I learned a lot I didn't know about my country. There are seemingly unimportant facts and little details that answer questions I've asked myself all my life. Thanks to Wrong I now have a deeper view into my lovely country's past. I would recommend this book as a reading text in schools in Eritrea, and also to anyone who wants to learn about Eritrea in a fun, enjoyable way. Thank you Michela Wrong for contributing such a wonderful book about my people and my country.

I grabbed this as the most highly rated book on Eritrea. I fully understand after zipping through the pages.Well written, dry, witty, and insightful as to the human and political relationships that form this nation, it has served as my primer. I will read more on Eritrea, but doubt that it will be as enjoyable.Excellent job. I, too, hope to ride that train one day.

This is well written and I'm interested in Eritrea, but it gets very bogged down in the minutiae of the various political machinations at times.

Must read... almost every page gives you something totally new...

Incredible story of a tiny nation fighting for its life against a giant and winning!

I knew - and cared, frankly - nothing at all about Eritrea when I started this book. It is incredibly well-written and a fascinating account of a story that should be better known. While I am to the right of the author, one has to respect her research, keen insights, and writing skills. I have now purchased her other books.

As you digest the material you will start to be able to read and influence people like never before. You'll wonder how you could have missed so much.Mystery also devels into what it means to be truly be human and be alive. Again the goal of this book is to not just to get you better with woman but to have an overall better and more impactful life. To realize your own self worth and no longer allow your life to be hinged on the opinions and actions of others.However with all this knowledge you risk opening a can of worms. If your not careful you may lose yourself in the process and social interactions will feel less fulfilling and exciting. Mystery teaches you things that are unknown to 99% of the population, and you may at times wish you could unlearn things.However at the end of the day the wisdom, knowledge and insight you gain from reading this book far outweighs any negatives you might experience. If anything the skills you learn from this book will trickle into other areas of your life, and should you so choose, improve those areas drastically.I wouldn't recommend you reading mysterys book without first reading his colleagues Neil Strausses two books on the subject. "The Game" is what jump started the whole pickup industry and serves as a great intro to the community. It is more of story telling book. His other book "Rules Of The Game" is more of a how to book and the Style Life Challege section is meant to be a life changing program.Once you've read the aforementioned Strauss books, and completed the Style Life Challenge, you'll be more much more prepared for Mysterys techniques and insights. If the seduction community books were weighted on a scale Mystery's would be like a graduate level book, and your better of working your way up to it.But once you do, and you really began to understand and master Mysterys social dynamics and lifestyle changes you will not be disappointed. It will seem like you experience the world in an entire different and good way. Some people may even become jealous (a sign your doing good) and thanks to mystery you'll know how to handle those people. If done right you will find the best version of your self. And you'll actually be glad that your were socially awkward and sucked with the opposite sex. Because it lead you onto this road of self improvement and you'll find yourself "flying by" and suppressing the "naturals". Because you had to work hard to obtain something that came easy to others you left them in the dirt.Other essential books (if you have the time) to read is "No More Mr Nice Guy", "The Solution to Social Anxiety", "Modern Romance", "Text Appeal For Guys", "Survival of The S***test", "The Geeks Shall Inherit The Earth", "The Like Switch", "The Selfish Gene" & "The Rational Male" (volumes 1 & 2). Each of these books fits into the theme of self improvement, and understanding why people behave they way they do and how you should behave. And of course bettering your romance/game. Again I feel Mysterys Book is not meant to be read in a vacuum. It's a significant puzzle piece in finding the best "you" there is.The Mystery Method, as well as the aforementioned Strauss books, have been amoung the most influential in my life and for many other people as well. In hindsight I would have never thought that reading a few books on improving my skills with woman would lead to a lifestyle epiphany and change of such great proportion.My last piece of advice though would be to be careful who you share this knowledge with. When so many other people suck it makes it easier for you to stand out. A good magician, which is Mystery is, never reaveals their secrets.

I started reading this book on my way to my first bootcamp with Mystery. It was an eye opening experience both from reading the book (finally understanding how the world works and why women function the way they do) and with spending time in Mystery's presence, learning that social dynamics and that everything around us is just an illusion, he demonstrated this many times in many different ways, but when he stared you deeply in the eyes, his words had so much more power behind them than any book can explain with just mere letters. The book has all the knowledge he teaches, all of the steps, but the book does lack actual content, actual routines, stories, openers, etc.. these you will need to go online for or possibly read other books. Once you have the MM down, it's just a matter of getting routines, content, etc.. to learn solid game, but you need to learn the fundamentals before you start so you can positively improve. This is the fundamentals.

Markovic distills predictable human behaviors down to a "system", then show you how to use this system and apply it to the dating scene. Does it work?, yes! It helps you take your actions, and crafts them in such a way that the other persons reactions are much more positive and responsive. Is it magic?, no, but if you follow the game plan, the outcome of any social interaction will be better than if you "ad-libed" your way through it doing all the wrong things. I use the Black jack analogy. Would you hit on 17? No, the odds don't favor you, so you stay. Do you know when to double down? Can you count cards? Each or these actions increases your adds overtime. So does this method. Learn to abandon "buzz killing" bad habits, and replace them with more productive ones and watch what happens. I casual date I met at a bar, found this book in my night stand the next morning. She immediately started to gripe about this "stuff" doesn't work, etc. I assured her it does and said I can prove it to you with your answer to one question. (She took the bait, see, she was already being verbally manipulated). That question was..."Where did you wake up this morning?".

This book may be outdated and fact is it contains very cheesy lines, but it provides practical examples on how to interact with women (and men). It has helped me a lot, especially on how to “open sets”. Say what you want about the pick up community but this kind of advise helps for every kind of social interaction.

This book is neither better nor worse than other pick up manuals which are all designed to introduce you into the arts of seduction, but they give you not enough for anything practical to use. The idea is to sort of wet your appetite and convince you to buy expensive videos, workshops, etc. Does it work? It does if you are willing to spend time, effort and money. Pickup is an art or a skill, and like every art and skill requires significant learning curve. Be prepared to change your lifestyle, ideology and to devote at least 2 years of your life to this, before you start seeing definite results. Your looks and age are unimportant although grooming and lack of insecurities always matter. The better programs individually assess students and root out insecurity first. Some of the Mystery students, who created their own workshops and wrote their own books on seduction introduced new methods that are quite effective, but they all work if you devote them some time. About the Author

Clay Scroggins is the lead pastor of North Point Community Church, providing visionary and directional leadership for all of the local church staff and congregation. I didn't see that this was a Christian leadership book before buying it. I read it anyway thinking that faith and thoughtful leadership can coexist. I still think they can, but this book doesn't do a very good job of picking one or the other. The overall message is pretty much "you don't need permission to act like a leader." It's much more encouraging than it is thoughtful or helpful. There is a lot of repetition and a LOT of biblical references. The leadership advice isn't very good and the biblical references only vaguely reinforce the leadership points in the narrative. If you are a youth minister looking for an introduction to the most basic components of management or leadership to apply in a faith-based setting, maybe you will find this book helpful. Otherwise, I would suggest Start With WHY, or Radical Candor, or Switch, or Difficult Conversations to get a much more practical guide to what good leadership or management looks like in practice.

If you're looking for such "insights" as to "What God Says About Your Identity," this is the book for you. If you appreciate recommendations for Chick-fil-a milkshakes, sentences such as "Awareness is a great first step" and "I want you to imagine yourself five years from now," this is the book for you. The author eked out 225 pages of this stuff, layering in what appear to be sermon set-pieces about "positivity." There isn't a shred of original thinking or research - even in the form of interviews - to be found here. A total waste of money and time.

Excellent book. Heard the author speak about his book on the Andy Stanley leadership podcast and decided to give it a listen. Depending on the audience, this book is probably going to fall short for some. However, for me, I gleaned a lot from the author's experiences, and simply the practical style from which the book is written.To summarize the catch in the book - To lead when you are not in charge takes more introspection of oneself rather than others. How can I improve, how can I serve better - such reflections may not be what others are looking for but was a great reminder in the midst of a serve self leadership culture.I got the audio version, and was very happy with the book. Definitely recommending for those who know they can give more, but feel capped by the boss / leader over them.

Google brought me to this book, and it looked extremely helpful. After starting it however, I found it to be extremely religion focused and unhelpful. I only got about halfway through before having to stop it. The essential message is "you're a vessel of God, he has a plan for you, so just do things your way because itll work out because God wants it to. " Instead of providing real world examples, scientific studies, or any sort of data. The author just shares anecdotal evidence from his own life, and quotes bible passages.Extremely unhelpful with no evidence based tips.

What a great concept for a book and a complete let down. I purchased this book to continue to develop my communication skills. In fact, leading without authority was specifically what I was looking for, so of course I was excited about this book. When I began reading, I discovered that the author is a pastor, which gave me a little pause, but I was hopeful that because the book was not advertised as a book about religion there would be only incidental religious references. The further I read, the more I needed to skip over, until I finally gave up.THIS IS NOT A LEADERSHIP, COMMUNICATION, OR BUSINESS SKILLS BOOK.This is a bait and switch. This is a Christian book that discusses leadership. And its shameful that the author and publisher seem to be okay with conning readers.I'm not sure why people feel that it is okay to inject their religious beliefs into non-religious situations and force their beliefs on unsuspecting participants who, in all likelihood, have completely different beliefs. I am so sick of getting surprise sermons in completely unrelated places.

The bottom line that Clay brings out is that leadership begins before you wear the title of lleader. The best leaders step into leadership roles because they've already demonstrated leadership abilities, not the other way around, so start leading where you are right now. Essentially, it can be boiled down into taking initiative, being a good team member, and helping your leader be a better leader by dint of the support that you provide. Clay nuances it more into the details of what that looks like with skin on, making this a very helpful and encouraging book.

This book was both helpful and humorous, which I greatly appreciated since reading non-fiction isn’t my most favorite thing. This book explains how to start leading right now, no matter what seat you’re sitting in, or whatever your job title might be, and gives applications that readers can start doing right away to gain influence. The thing that makes this book stand out from all other leadership books I’ve read is the Biblical perspective that Clay provides throughout. Not only will those working in ministry benefit from the teaching, but so will business executives, teachers, accountants, plumbers, artists – everyone. If you’ve ever had the thought “if I was in charge…” or “this would work better if…” than this book is for you. Anyone can make change happen if it’s done the right way, and this book will guide you through the process.

He's one of the most successful direct response copywriters working today.)So what should you expect when reading this book?Gary Halbert makes the point repeatedly, in different ways and places, that if your message is true, and good, and contains real value, then you don't need to obsess about the 'quality' of your medium to convey that message. He says essentially "If some guy hands you a crumpled up note that he pulled out of his pocket, and on it it says 'Your wife just gave birth to triplets', you're not going to dismiss this because it came on a crumpled up piece of paper."This point is worth bearing in mind when you order and read this book. The message itself is unparalleled, still accurate after almost 100 years, even though few people are probably selling rain coats via printed sales letters any more. Everything important is in here, and anyone who wants to call themselves a professional copywriter (or in-print salesman to quote Halbert again) should read, and re-read, and then re-read this book.Now, about the editing and typos. The other reviewers are right - they're everywhere and something distractingly so. I think whoever has printed this new version had some scanning software that read and re-typecast the text for this edition, and the software repeatedly injects odd symbols or letter combinations in the text, and puts the spacing of paragraphs and text at odd intervals. Sometimes it's hard to tell where his examples of sales letters end and where his commentary on them begins because there is very little body formatting to suggest it.But you know what?What he is writing about is so important, so valuable, and so helpful that you should STILL buy this book and swallow it whole, maybe even adding your own formatting notes to make sense of it yourself.The Greats are right - this IS one of the best books ever written on copywriting and direct mail, up there with Claude Hopkins "Scientific Advertising".You should just deal with the fact that a crumpled, hand-scrawled note has delivered you the good news about your triplets. If you're too short-sighted to understand that this is in fact how and why good sales letters succeed, then you really don't understand what copy-writing is all about.

After you've read scientific advertising and gotten the general idea of direct response, this is the only book you need on copywriting. Just understand that it's not really a step-by-step book, nor is it a page turner. It's more of a reference book.You should, however, muscle through the entire book at some point if you're a serious copywriter or even if you hire copywriters on a regular basis. I have personally adopted a number of ideas from Mr. Collier's copy over the years and have seen great results from the copy.I've also read a lot of other copywriting books and attended the seminars, yada yada, but I gotta tell ya - as far as value for money and stuff I actually use .... this is pretty much all I ever needed. To give you an idea, I've been marketing online and off for over 16 years and I've seen the great majority of the "greats" work. So this is high praise.I recommend it to everyone in my entrepreneurs' inner circle group and really anyone that wants to understand how a good offer is constructed and how you get people to pull out their wallets and buy immediately.Oh and one final thought. While the book is available in electronic formats, don't bother. It's too big and too much of a reference book to be manageable in electronic form. I'd pick up a paper copy even if you don't normally do paper books.

He gives the mindset behind the copy he writes.One thing I'd like to point out that I didn't see any other reviewer touch on: his sales letters always have just as much power in the offer being made as in the persuasive power of the body copy. In every letter he asks the reader to try the product out free of charge for a week. If you like it, keep it. If not, send it back on our dime.He really takes the notion of making it easy for your prospect to buy to another level. In the Gary Halbert Letter I once read that the offer is much more important than the copy. The Robert Collier Letter Book bears witness.P.s yeah, the formatting is screwed up. Whatever program they used to transcribe the text did a port job throughout the book.

I have read about 1/5 of the book and thought I would give a review at this point.There are many great concepts mentioned in this book with examples of long-ago given. Since it is a principled book, the older examples are not a problem. The principles will last a long time.I have already found a number of what I thought to be typos, but now wonder if this book was a scanned/OCR version of an original. For instance, in the same paragraph objec (where the letter "c" was the cents symbol. Then the next paragraph the same thing happened with the word prospec. The words should be object and prospect. I have seen this in OCR text that was not cleaned up after being electronically scanned.One annoying thing is that at times you are unsure when you are being taught a principle and when the author is given an example of one because you don't know when the examples are finished. The use of indented text mean little, though you think it means an example is being given .. not always. When I figure out what is going on, I put a horizontal line to separate examples from each other and from principle teaching.

I couldn't recommend this book more highly!!! I read it in a day ..I couldn't put it down. Incredible read, with amazing information. My two favorite places in the world merging! Scotland and Egypt! can't get more exciting than that, not for me anyway. I saw another person who only gave this book two stars, said it was a dry read - it is anything but! It is an exciting world of discovery - for serious researchers and explorers, this book is a MUST read. Buy it! you will treasure this book forever.

Will read again and may add to this. Very unexpected proposals and conclusions but fleshed out nicely. Wish it cost less as then I'd recommend it more comfortably.
